The property comprises of; two double bedrooms, dining room with a pull-out extra bed that can be used as a twin or king. Sitting room with a log burner, kitchen with breakfast bar, family bathroom and ground floor w/c. A large private garden with gorgeous views over the River Tamar and Mount Edgcumbe Country Park. The cottage even benefits from an outside dog shower perfect for washing down the pooch after a long walk around the country park.
Ground floor
You enter the cottage into the hallway, at the end of which you find a well-equipped kitchen with an oven, large hob, microwave and dishwasher. A handy breakfast bar island sits in the middle making it a social space, where you can enjoy the views of the garden. To the left of the kitchen is the utility room with a washing machine and tumble dryer, and a side door which is a handy entrance to use with your pooch after a walk.
The lounge with wood burner is a fantastic space to play games with family and friends. From the living room a few steps to the side takes you to the dining room with seating for six guests. A patio door leads out to the side of the garden where the barbeque is located. This room also has a pull- out futon which can be made up for a further two guests.
First Floor
The first floor provides accommodation split between two double bedrooms. Bedroom one has dual aspect windows and a walk-in wardrobe, with views out towards Mount Edgcumbe Country Park and the rear garden. The second bedroom with triple aspect windows benefits from a view down towards the River Tamar where you can watch the boats go by. The modern family bathroom is an indulgent space in which to unwind, including a bath and double walk-in shower.
Grounds
The rear garden, which is approximately 0.5 acres, is a fantastic area to enjoy alfresco dining and spend time with family and friends.
Area
The cottage is less than a minute’s walk from Mount Edgcumbe Country Park, which covers over 865 acres and presents itself as a destination for families to escape to the countryside, and as the ultimate walking location in the UK. Incorporating part of the South West Coastal Footpath, the Park is the ideal destination to enjoy this beautiful part of Cornwall. There are a number of trails for you to explore, catering for all ages and all abilities. The Coastal Footpath takes you to the old fishing villages of Kingsand and Cawsand, as does another path via Maker Church and the amenities at Maker Heights, or you can drive there in less than 10 minutes, or take the bus.
The Cremyll Ferry provides an easy link to Stonehouse in Plymouth. A couple of minutes’ walk on the Devon side brings you to Royal Willam Yard which hosts a number of restaurants, shops and a cinema.

Parking
A car park is a few seconds’ walk from the cottage and costs £4.00 per day.
Refundable Security deposit
Please note that a deposit of £300.00 will be authorised one day before check-in. Providing there are no damages to the property and/or its contents have occurred this will be not be captured and funds will become available in your account.
Additional information
Clean linen, towels, shampoo & conditioner will be provided within the total price. The property has Wi-Fi.
One or two well behaved pooches are allowed with an additional fee of £20.00 per week for the first and a further £10 for the second. Please ensure pets have up to date vaccinations and flea treatments.
Be aware that there are steps in the property and garden, so please watch out for younger children.
